星扬西岸中心坐落于上海西岸开发的中心位置,与前滩板块隔江相望,与陆家嘴金融区遥相呼应。其280m的地上总高度为所在区域内最高地标建筑,引领整体规划的天际轮廓线。本项目约25.5万.0㎡总建筑面积中,包含超甲级办公空间17万.0㎡(含金融交易楼层),精品配套商业2.6万.0㎡,为上海西岸的文化创意、科技创新、创新金融三大产业提供了大体量、高标准的办公及商业配套空间,助力上海西岸打造成为世界领先的高品质城市核心中央活动区。
城市空间再思考:项目基地位于两条主要城市干道交叉口、西岸传媒港板块北侧,是上位一体化规划设计的重要组成。初始规划中包括两栋塔楼,分处地块东西两侧。设计团队经过与业主团队的多轮审慎研究,在不改变原规划指标的前提下,将两栋塔楼体量合二为一,集中总体布局,通过整合零散的公共绿化空间,释放更多面向城市、面向社区的公共开放空间。塔楼朝向经过仔细研究,沿北侧龙耀路对齐,最大化黄浦江景观视野。
The 280-meter-high Lumina Shanghai by Henderson Land is located in the bustling Xuhui Riverside District, joining the urban skyline as a prominent part of the West Bund Development master plan. It overlooks Shanghai’s Qiantan district and Huangpu River, and echoes the tall buildings of Lujiazui across the Bund. Lumina Shanghai features
a prime office space with an area of 170 000 m2 and a commercial area of 26 000 m2, creating an environment of commerce, culture, and creativity for professionals, visitors, and locals alike. In the initial plan, two towers are planned for the east and west ends of the plot, respectively. In collaboration with Henderson, Gensler conducted multiple studies on the site plan and proposed a new scheme that does not alter the original planning conditions. With the new scheme, the design team proposes one holistic tower instead of two to integrate the scattered ground level greenery and give back the neighborhood more public space. The tower plan is rotated for view testing and 360-degree view maximization.
