Land and House Company Limited has been in the real estate business for a long time since 1983. The company focuses on enhancing the quality of residential products, single houses, townhouses, and condominiums, with a wide range of target customer. The Room Sukhumvit 38 is a condominium project developed for middle to high income earners. This 26-storey residential condominium project with 229 rooms, approximately 28,710 sq m of building area located on an area of 2 rai 1 ngan 12.8 sq wa (3,651.20 sq m) at the end of the street, about 700 m from the main road near “Thonglor”, so that its residents can enjoy the exclusive privacy and the tranquillity yet with the full convenience among plenty of neighbouring residences, hotels and restaurants in the heart of Bangkok's CBD.
During the early design stage in 2017 it began with a brainstorm between architects and the developer to find common ground between aesthetics, quality of life, marketing, and adequate business return. The question that architects and the developer agree on to be used as a baseline for project design are how to make the tall and large building in Bangkok more urban-friendly and how to make this residential project for urban residents can heal and enhance the quality of life in the chaotic and hustling urban society. From such questions the architect team summarizes into 3 project core values as follows:

The Room Sukhumvit 38 is a condominium project developed for middle to high income earners. This 26-storey residential condominium project with 229 rooms, approximately 28,710 sq m of building area located on an area of 2 rai 1 ngan 12.8 sq wa (3,651.20 sq m) at the end of the street, about 700 m from the main road near “Thonglor”, so that its residents can enjoy the exclusive privacy and the tranquility yet with the full convenience among plenty of neighboring residences, hotels and restaurants in the heart of Bangkok's CBD.
简单和低密度的外观:
让高层且大型的楼房看起来不那么密集,且对环境和谐友好,与曼谷城市天际线(Bangkok city sky line)相呼应。大楼设计简单,通过减弱侧面的形状,使之看起来不那么密集。划分大楼垂直面的形状,使之看起来像一座座小塔,在塔之间形成一个角落,使得每个房间看起来都像一个角落房间,共用墙壁少,为住户营造私密感。并且可以作为让自然光照射进来的开口,以节省能源,以及作为大楼内走廊的通风口。
Simplicity and Low density Appearance:
Aiming to design a tall and large building to looks less dense, harmonious with the environment, and humble to the Bangkok city skyline, the building is designed with simplicity. The elevations of the building are made to look less solid by dividing the building shape vertically into sub towers with several niches in between that makes all rooms to be corner rooms. Few shared walls create a sense of privacy for residents and allow openings to bring natural light for the purpose of energy saving and to let the air ventilate through building hallways.

Additionally, the building construction in limited urban space is planned to be fast and friendly to the surrounding community with the prefabricated concrete fa?ade system which helps in time saving, reduces pollution, and require less construction area.
